3 Important Maintenance Steps For Residential Foundations

The foundation is one of the most important aspects of your home. When it gets damaged, a number of other structural issues could result. You can avoid these costly repairs, though, by maintaining your foundation in the following ways. 

1. Maintain Moisture Levels 

When it gets excessively dry and then excessively wet, the soil around your home's foundation expands and contracts. When this happens too many times, cracks can start developing. This issue isn't always cheap to fix, so you need to prevent contraction and expansion by maintaining the moisture levels around your property.

This doesn't have to be that difficult. You just need to create the right water control plan. During the wetter seasons, you obviously won't need to apply any water. However, when it starts getting dry, be sure to spray some water around the foundation every couple of days. It helps to invest in an automatic sprinkler that you can set to go off on a specific schedule. 

2. Ensure Proper Drainage 

Rain may not seem like a big issue, but if it doesn't properly disperse, it can have disastrous effects on your home's foundation. You can prevent serious issues from occurring, though, by ensuring your property has adequate drainage.

First and foremost, make sure your home is equipped with a gutter system. If you already have one, then you need to inspect it regularly. Make sure dirt and debris are cleaned out often and also verify that the downspouts at the bottom are pointed away from your property. You can also ensure proper drainage by setting up surface drains around your foundation. They'll prevent water from backing up against your property.

3. Have the Foundation Professionally Inspected 

Even if nothing seems to be wrong with your home's foundation, it's still a good idea to have a foundation repair professional come out and inspect it. This should be done at least once a year. They'll look for any red flags you might have missed, such as cracks and other structural issues.

If problems are identified during this inspection, at least the foundation expert can recommend repairs before they get worse and cost you a lot more money. Whatever issues are wrong, the foundation expert will provide a full report along with a cost breakdown. This way, you're completely in the loop as far as the condition of your foundation. 

The last thing you want happening to your home is for there to be a problem with its foundation. As long as you keep a consistent maintenance schedule, you can save yourself from having to deal with costly foundation repairs often.
